One of the most important functions of the company is to ensure that the fabric of the building and the estate is maintained in good condition. In order to keep the level of the service charge as static as possible great care is taken in the planning of major works. The timing of some elements, such as internal and external redecorating, is mandated by the lease. Other elements, such as recovering of the flat roofs of the garages, tend to occur at regular intervals. Generally other works projects can be planned a number of years ahead and fitted into the overall programme at convenient and affordable points thus avoiding peaks and troughs in the level of the service charge or, even worse, unplanned supplementary charges. The service charge for 2024/25 is £1900. It is anticipated that it can be maintained at this level for at least another two years thereafter.
