The lease requires Directors to establish regulations for the shared use of all the amenity areas around the estate including the gardens. It has been determined that, while the gardens at the front of Ormsby in both Grange Road and Stanley Road should be maintained solely for ornamental purposes, residents should be welcome to use the gardens at the rear for peaceful leisurely activities subject to a few commonsense conditions. The rights conferred in the lease to freedom from nuisance and disturbance also extend to the gardens. Music should not therefore be played at any time and, while residents are free to invite guests to join them in the gardens, they are not a suitable venue for large gatherings and the number of non-resident invitees is limited to six, including children. Residents who invite visitors to the gardens are responsible for ensuring that they do not cause a nuisance or disturbance.

Cycles, scooters, skates and similar equipment must never be used on the lawns and are confined to hard surfaces. All users of the gardens should respect the flower beds, borders etc and take care to ensure that the garden furniture (all of which has been gifted at various times by residents - follow the link to garden memorials) is not mistreated. Tents, gazebos and inflatable structures including paddling pools are not permitted. Footballs should not be used anywhere in the grounds at any time. The grounds should be left tidy and clear of all litter and refuse immediately after use.

Barbecues and other cooking devices are not permitted anywhere in the grounds.
